I realize it depends on my factors. 

In my town, appraisal is mostly invluenced by the following factors, in no particular order:1) finished, livable square footage2) number of beds3) number of baths4) central HVAC vs. other type of heat/cooling source5) garage space6) yard fencingBeyond that, pretty much everything is going to suck more money out of your pocket than it returns.  

If .18 cents is standard that's fine, I just want to make sure I'm not overpaying by a factor of 6.

Which I also hear them out on when other factors are fine.That all being said...I think lowering the asking and SD requirements, better photos (interior and exterior), a floor plan/solve for showing the flow, with increased marketing should do the trick!

Neighborhood factors such as crime, etc will likely be considered by your insurance agent.  

Finding the deal, funding the deal, and managing the deal are the three main factors in any deal.

The author does not factor in either the anticipated, or even recent job growth, or the impact of the sales price that will need to paid to purchase a home now occupied by a Boomer. 

MFH vacant land will likely bear the brunt of the price pull back since most investors will be factoring in the loss of the full abatement and frankly, prices are already too damn high. 

It's just another external variable.
