You really want to get a property manager if you can’t keep up on local laws…that’s half the reason I use one (along with screening and avoiding discrimination lawsuits)1) you only need an addendum that says effective this date the lease will be extended until x/x/x (or will become month to month) with the following changes…the rent to be $xxx, and this and that. 2) BUT, if you give a 45 day notice it will either be unlawful or more likely just ineffective/unenforceable as you are required to give 60 days notice of any rent increases in Nevada.

Hi. your new job will need to confirm you work a set amount of hours (ie 40 hours a week ) or a set salary With fha and conventional you do have to show a two year work history so as long as you do not have a big gap between your part time jobs you should be fine Or If you do have long extended gaps between employments then your associate degree should suffice Did you get your “Real job” shortly after getting your associate degree ?
