Although my credit is excellent, I will not be able to qualify for my own mortgage for at least another year, (2 yrs of tax returns as an agent) so I'd like to know if anyone has any suggestions for getting financing for another property without being able to show steady income through taxes.

Even if you have an excellent property manager managing your other properties there to keep an eye on things it is just not the same.As a long time general contractor, real estate agent and investor I wouldn't consider flipping long distance.

So I have been finishing up this excellent book on behavioural economics called 'Predictably Irrational' and I highly recommend it if you haven't read it yet as I believe it to have excellent application to investors!

The problem is, the more I ponder this strategy, the more I realize that if I find a good deal for fix and flip, that deal would also probably make a excellent deal for a rehab and rent.
