I spend a lot of time in AL (went to school there) and hope to move back eventually.

I actually did this because real estate really interests me and I'm hoping to eventually transition out of my current full time occupation into RE sales and investing full time.  

My only concern is that I eventually want to, you guessed it, buy rental properties.

Its my opinion that if you are going to eventually have an LLC, might as well do it right away and start running your business.

This may not mean anything to you at this point, but eventually, as you build a portfolio and have more on your plate to carry with financing, this will be an important thing to remember.Best of luck to you!

Look They will eventually reassess the property for taxes and bump it up anyway so why rush your tax hike .

Eventually I will identify a particular piece of property and spend the money on a more exhaustive feasibility study for that specific location, but I feel like I need to have done some research on the Tucson area or SE AZ as a whole in order to see what I'm up against.

In the past few months, I have discovered the area of the real estate for myself and by doing so and searching through the Internet, I have also come across BP podcasts and eventually the website. 

Also, he lied about 3rd floor tenant, said he had taken care of it but was trying to sneak her around the appraiser, eventually he did remove her and it was fine.I should have ran but I didn't because I was trying to make my first investment go through, and as weird as he was I just thought as soon as this sale is over I don't have to deal with his crap anymore and can fix the place UP and enjoy it.So money wise it's not a million dollar property, but it was to me, I don't make a lot of money and have lived way below my means for years, kept debt to a zero and saved and suffered for years to be able to put a proper downpayment on something like this.But I did pay for an inspection, paid my realitor fees, my bank fees, got an appraisal, title search, put notice on the place I was renting and moved out, all my belongings are in storage and now I have no place to live.
