That said, I would definitely ask the realtor "what sells" in the neighborhood when it comes to things like fixture finishes, carpet color, quality, etc.

Once a broker is doing larger size deals it makes no sense to work on smaller deals for less money when even the same or more time is required due to the quality of the property being less and the buyer tends to be more marginal as they are going after small balance mom and pop commercial.

It allows for high cash flow, the OSI doesn't need to do any rehab or tenant placement, and the seller stays on as the managing Member in the LLC, so they have a vested interest in the quality of the investment.
