Obviously, the advantage (on paper) of a duplex over a SFR is how long the SFR might sit unrented as opposed to half a duplex sitting empty but I am stating the obvious.

Only problem i forseen with that one was.. it is located right off a paved road but the road itself was not paved .. it was around 1/8 th of a mile from the paved one .. but when and if the city paves that road .. there will be road assessment fees that will need to be paid .. that one my friend passed on .. ( but who kniws how long it might be before that road gets paved .. one thing i did like was that the whole street was duplexes and there was a lit if empty lots which could be bought for cheap i imagine .. then build a couple more duplexes or even bigger multi family units .. next to the one you already own .. might have worked .. never know till you crunch the numbers ..

You really have 2 things to consider the Fantasy of it--letting you close easier, (the potential renter believes they will use this item)and the reality of it no one using the pool except one apartment, yet pool overhead is expensive, deprecation on equipment, taxes, chemicals, upgrades to equipment, resurfacing, emptying trash, stolen deck chairs, etc...Same with a workout center, treadmills and big balls, and mats or treadmills plus workout machines, and when the TV's get stolen, etc..or nothing...What do potential renters for your specific place....think they want, and really do want....and then there is the cost....If you have dogs a dog walk is a good thing as the dog waste should be less all over the lawn.Just my 2 cents..
