I do have a small amount of experience in doing rentals in the past and we currently have two single family properties that bring in positive (but small) cashflow monthly. 

I don't yet have any experience, but I'm feverishly trying to learn as much as possible about wholesaling and fix-and-flipping (although, I'm not totally against the idea of rental properties, though).

There are some great podcasts out there like STR Secrets, the Real Estate Experiment and the Short Term Show to name a few.  

I talked to an attorney a couple of days ago who has experience with real estate and he said that in our area in Utah knowing the tenant's name and address is sufficient to file a judgement.
