Usually I see landlord advertisements offering law enforcement, military discounts on rent(cars etc) - in Philly and the DMV to list a few.

These private deals are harder to access because they generally are not advertised (but this is changing due to JOBS Act).  

What would be good way to structure deal and if there are any equity backed crowdfunding platform where one can advertise such deals?

Brokers market, advertise, and show the property.

Most are advertising for rent $750 a month but they respond to me with terms of $1200 for one year with 600 security deposit and a option to buy in a year.

He uses an electronic documentation service, so I don't even have to leave the house to make offers. 

Bought it for 64K, put about 13K in renos, rented in 2 days after we advertised it for $1,200.00.

YOu see very few folks advertising to sell west coast properties on BP and the reason is they don't need to.. they can sell them on MLS or word of mouth without using a site like this.
