For rental purposes all associated cost are tax deductable though, im talking to my CPA if the by efficiently upfront payment of interest can be somehow accounted for as what it is.

I suggested installing a gas wall heater, as it's low cost to purchase and install, and being that the unit is small, could be an efficient option to heat it.
