The paperwork states "representative" for the person doing the managing and they sign docs, deliver and all but the letters etc state the company that is actually doing the lease which is the owner of record for the property. 

Its easy to understand, and pretty much anyone can do it with little training, and a handful of legal docs.

Form the LLC before getting a tax ID and bank account for it; the banks will require the organization docs of the LLC and the tax ID before they will open a bank account for the LLC. 

Get a new pre approval doc from their lender stating they are approved.2.  

They were forging docs (not signing their stuff properly) and the way they pooled and sold off some (massive amounts) of the loans wasn't legal so they could be trying to get a clear title.
