I’m not very tech savvy so I don’t deposit the checks digitally I take them to the bank.

So unlikely they will have a beef with you for the county selling their property.This is just my personal experience.

Have any other investors had negative experiences with Smart Asset Realty?

A lot of those gurus will promise the world and underdeliver.Since you have experience as an investor, why not just start to scale it up?

Characteristics of an investor-friendly agent:- Experience: Owns/has owned investment property.
