The other consideration is that building the additional units would move us from a 1-4 unit designation into a "commercial" designation, making financing more difficult/ finding a buyer if we decide to sell more difficult etc. 

Just get a contractor who specializes in remodels.I recommend you find a designer as well.

it's just easier than the more advanced strategies...House hacking still takes significant due diligence, skill in analyzing the market and the property, time and effort to learn about tenant screening and property management, the ability to anticipate appreciation/depreciation trends, etc., etc., etc....and even with lots of skill and preparation, things will still go wrong (vacancy, plumbing leaks, bad tenants, etc.)

Mortgages are fixed Rates but have higher costsWhat this means is that a Line of Credit is NOT designed to be a permanent financing solution.

However to have great returns in the Orlando area you need to go bigger and make sure that you have really good theming and design in your property.

Those are the "big three" that drive income real estate, and the good news is those trends typically shift slowly--especially population movements.  

@Anthony Koinis I would look around your area to see what's popular in subdivision design and interview a number of agents to get their opinions on the Park concept.

Hows it trending, Future development or growth projection.
