I've met a handful of people who commute from Sacramento everyday to either SF or Oakland for work.

Post it in the body/description, and even post some text on pictures, just in case they didn't read the description. 

I once bought a move in ready house for myself with one exterior photo and a description "needs updating, price reflects this" or similar.

I am looking at one 5-plex in which the description says the following: "...current ownership has a HUD-backed supportive agency included in the operations at the property.

Do i still use a PA and have the seller sign it stating what lot property we are purchasing along with the legal Description and then assign the contract over to the investor ?

Some of these roles blend together but by separating them out we can be more specific to the role description and tasks each role entails.

This should include a good "salesy" description of the property.
