Doesn't sound like the two in there are willing to abandon their interests to live in the street.Not being negative, but this is the type of think investors bump into and spend time and effort with that could be avoided if they started in RE with the basics of title rights in ownership......I know it's boring stuff, but it can save you time and money which is almost like making money, the basic stuff matters. :)

That umbrella policy is what will cover you against lawsuits and liability stuff, and then the normal insurance will cover a fire or something.

While some have put of seller financing "stuff" here and other sites, I see much of it is still dragging old laundry around without addressing the new issues or any real lending issues.

I suggest you see your attorney and get that straightened out.I've been point stuff out here for a few years now and sometimes what comes back from investors is that they had their deal approved or blessed by their attorney, so I'll head that off if that's the case, if some attorney approved that, find another attorney.I'd say you're a creative guy, a real salesman, talented in the art of negotiation perhaps, but you should not be writing notes, it's not the wild west and things surface in time, so be careful out there. :)
