I understand that some people need to break their lease early as life does change, but it still got me thinking as I have not had any issues with these tenants in terms of payment, maintenance, neighbor issues, etc. 

Just sets me back and adds to my daily stress.

And personally there’s no way I’d give up $60k year for the rest of my life for a one time $80k payment.

You have to be patient and continue to look at the market daily. if something does come up be prepared to strike very quickly.

Some condos the owner may be responsible for the furnace or hot water tank so you would just capex the remaining life.

It is one of the few "cheat codes" in life that allows you to acquire a very attractive asset for very little money down.
