Yes, we could just use the trustee for providing the Trustee's Deed, but we learned over a decade ago that there is value in getting a paralegal to do pre-bid lien and title opinion and other verification of documents in the special proceedings file.

This means it will not cost the easy 9.99 - 19.99 for a year of registration, but the current owner is selling the equivalent of an empty plot of land.Because the domain is pretty decent (in my opinion), I imagine they are asking a few thousand dollars for it.

I guess this brings up a larger economic/philosophical issue: What happens to these beautiful brick homes and distressed communities when the costs to renovate exceed the current opinion of ARV?

I agree about the sticker shock checking things out online but with the vast majority of properties here 100 years old, and most severely neglected, the maintenance and heating costs alone are absurd and almost every one will need a new roof, foundation work, lots of electrical work and more significant repairs that just make it a nightmare and the low prices not worth it in the long run (in my opinion and those I've talked with in the business up here).
