I don't know that we have many here who know the legalities of how to run one, particularly in Cali, but we can drum up an endless supply of complaints about how they are run......but they're mostly just moaning, groaning and complaining....so just ignore 'em.Are you encouraged YET?

I intend to make all of the properties that I acquire in this area available to HUD tenants as I know the demand for housing is high and supply is limited.

Those are harder to find these days versus 3 to 5 years ago due to supply and demand. 3 to 5 years ago there was inventory but not many players.

Like you said this is a big city do you have zip codes you can supply that your judgements are being based on?

However I'm not so much nervous about having agents under me but more about being able to supply them the guidance and leads they need to be successful.

Not-so-common problems include a rusted out water supply line (requires digging up the yard), burst pipes ($1000 tops) or various leaks in stacks and drains (allocate $300 for buttoning these up.)

I can offer the insight from the supply side, but need input from the real world applications.
