Commercial lenders in our area don't care the asset class - and even like it when we occupy the property as an office (or home).

The big wigs all agreed they have heard of introducing yourself as the manager, but everybody in class introduces themselves as the owner.

@Cody Merkes - somehow there is a perception that you have to gratuate into bigger asset classes. 

@Chan K.Wherever you decide to buy, make sure the property is in a “world class” development, even though you pay a premium.

This class includes any real property that is a rental building or structure (including a mobile home) for which 80% or more of the gross rental income for the tax year is from dwelling units.

Moderate to large Multi-Family buildings and complexes of the B and C class with value add potential, deferred maintenance, tenant issues and or management problems in the Hampton Roads area of Virginia and Greeensvile SC

Rules apply to all groups and classes.  

If source of income locally for you is a protected class you can not say that.

It you put class A amenities in a class D neighborhood, you will not get a good return.
