I lived in Lexington for about a decade through college at UK and after.

I know that this is incredibly long but I also finished up my senior year of college in another state during this time. 

House is worth 205K, she owes the same, but would sell it for about 40K less if she could pull out the 40K in a private loan, etc that she used for college when she refinanced the house.Trying to think of ways I can make a deal on this house for 165-170K...it would be a great buy at this price as the house is only 10 years old and needs nothing.Is this  a pipe dream or has anyone every pulled off a deal like this before?  

I graduated from college and got a broker license in 1980.  

@Yazeed Atieh  In my experience I noticed that college/university area's seem to be recession proof. 

This is a duplex that I'm going to end up renting out to college students.

I currently have about $35k in it, which would be more than enough to purchase a couple town homes by the local college that will produce good returns, and that's my plan for using the money.However, what I don't know is can you obtain a mortgage through a SD IRA?

My wife and I are interested in supplementing our retirement accounts for that time 10-15 years down the road; plus we want to be able to finance our grandchildren's college educations.She is an accountant with a governmental tourism entity; and I am an IT worker for a large private retail company.

@rodY I would love to find a whale in my area not a lot of luck im not going to stop til I sell something I just feel like a kid in a candy store I want to go in 5 directions I bought a mail list  and its been interesting trying to get it downloaded so I can see it or make heads or tails of it . im learning the hard way, but I will not stop This IS my retirement I HAVE to get it together ,this site is the best thing that I have found ,im in a college town I thought it would be a lil more easy then hitting a wall every place I look. also im trying to make this all happen working a few hours a week I have NOT quit my full time job as of yet ,any whales in the Georgia area need some help let me know  im ready to learn ...sonya
