Class C neighborhood, 3 units on the property, one duplex 1 bed 1 bath apt (both are already rented currently), & one 3 bed 1 bath house.

Strategy right now is to place 50% of the cash on syndicates focusing on class B/C residential assets and another 50% of cash on single family homes with 70-75% leverage.  

Don’t expect to get close to the same rents as the new stuff if you are buying class-c property. 

I had a fellow classmate that would do day trading during class.

The better approach will be breaking down the deal a bit vs being sarcastic about it to get investors attention when in their minds they think $20k = D class war zone

Pick a solid B-Class suburban area.

@Bryan Richard you will find it difficult to get a large bank's attention, not because they don't like MHPs, but simply because the niche is so narrow they don't want to commit the bandwidth to the asset class.

With that kind of DP, your cash on cash return on investment will be under 2% - comparable to leaving it in a savings account without any of the risks and associated work and worries - in which case you might want to consider other investments, other areas, other asset class, or other time (prepare yourself to load when a correction will happen).
