I’ve had many prospects who lie or just hope nothing comes up including a guy claiming to make 200k a year from self employment, but when asked for two months security deposit he wondered if we accept section 8 vouchers because his wife receives benefits. 

Most assume that if you're a wholesaler you're taking advantage of people, that's an absolute lie people tell who aren't as good as us wholesalers at finding deals.The two things I'd focus on first prior to getting a property under contract again in any market is having two title companies you're ready to work with and at least 20-50 cash buyers.Obviously you can Google title companies in the area and contact them letting them know you're assigning contracts but the easiest way to find a cash buyers list to build is to pull a 90 day cash sold list from a real estate agent or get it from software like BatchLeads or Propstream.

Let them shoot themself in the foot (figuratively of course) with their lies and contradictory statements.

Phone may be lying right next to me, never ring, good reception area and suddenly I have a voicemail.

Anyone buying distressed deals, BRRRR 'ing, buy/hold, etc. right now that says they got every $$$ out of a deal is either very experienced or lying.

I wont lie but I will tell them that any good tenants will be always welcome.
