Last I checked they have loan products for both a 2nd home or investment property and they'll use your Canadian credit to qualify you. 

We're usually only cleaning after a booking checks out.

Check with your custodian and attorney on that.

You quoted above $250-300K that just seems like an overpriced bid to me but for what’s it’s worth check out the "Tiny Home" or ADU options where they trailer the unit out and complete/install.

Check local flips,etc.

I was skeptical of FF and how quickly they moved me to Key Check.

Also, potential tenants will submit hard copies of government ID and paid stubs.The client will only get the basic information, for example: Work/Income - Check's out/Make's enough within the metrics presented. 

Once you get the numbers from the GC you can double check your original #s.
