@Dan IllesI see this question come up quite a bit.And I see all sorts of answers but little of the “wisdom” makes sense to me.If one was to say, the best time to post is Tuesday at 10AM or Thursday at 2PM.Do they mean Pacific time?

If this is a valid issue it means whoever did the work actively tried to deceive the buyer into thinking the electrical was done correctly and I would question what else they covered up.

And you will owe tax on the depreciation taken since you bought it in the 1031.The confusion in addition to the mortgage question is that the amount you purchased greater than your $300K sale is actually additional basis.
