Once you move past the owner occupied I would say is when the game changes and you will be looking for a bank that will lend more on the property and risks involved beings it will be a true investment from the banks perspective.

ask for unit delivered vacant, or current landlord and tenant should have something in writing agreeing that discount is only for x months, but then you will likely have to evict.if tenant can prove old landlord was accepting 1800 per month, a judge may say that constitutes a change to the lease
