With some TLC (carpet, paint, cleaning, etc) it might sell for 160k.

The bedrooms will definitely need new carpet and it seems like the whole house needs paint.

Might catch one of the cleaners in the building at another apartment or look for a truck in the parking lot.

The charges for the carpet cleaning, window cleaning, chimney cleaning, new air filters and prorated rent charges accounted for almost $1000 of the tenant's security deposit.

What is important is to find the correct prices in your market for each remodeling type (i.e. paint, carpet, bath tub, doors, etc.).

The tenant left feces on the freshly painted walls and the new carpet, left a huge trash bag full of rotting food in the house, with maggots all over it.
