When the park rules and guidelines are clear and consistent, there is a huge benefit to the overall look and feel of the park because the unit owners want to keep their property values up and go above and beyond to make sure their house looks good and is cared for.

I don't really care for the PC term of rehabbing or renovating a property and I think I would sound pretentious if I tell people I'm a residential property re-developer.  

not to slow down your enthusiasm.. however wholesaler is an advanced strategy and is pretty darn tough for some one just beginning.also many parts of the country its not like 10 years ago.. deals are scarce and competition fierce..just be careful not to put your self in a hole thinking this  is as easy as sending out a few thousand mail pieces..  

If you are remodeling it first they will probably have to insure it in stages (Builders Risk & Liability policy, Vacant building, Homeowners/Dwelling Fire) . 

At what stage does a seasonal investor stop buying and start saving.

I would not be, but I care more about my assets then to allow them to be turned into zoos.

Be careful of larger infestation.

Do they not care about making a profit?

Will really set the stage and make it easier for you to continue moving forward.
