In general, if your existing three units are running well and you will cash flow nicely when you leave and there is limited cap ex, I would look into acquiring another property and leave the basement for storage, laundry.

The only way to use rentometer is to see what comps they are using and then you can make your own adjustments from there based on size, beds, baths, basement, garage other features and most importantly the condition.

The downside is (1) compared with residential, comps used in appraisals are nowhere near as accurate, so the income approach is heavily relied on, which can produce huge swing in “valuation” depending on cap rates, interest rates, revenue swings, expense costs.
