Hello everyone I've recently purchased my first rental property, a townhouse and went cash in to get the best deal, I'm almost done with the renovation process, we have it listed for rent, I purchased this with a new set up llc not to use my other llc so I could keep things separate, my question is how can I get some cash back out of this to go out and buy another unit?

What are you thoughts on investing in a 2-3 unit (separate structures) property on the same lot?

I ask as I currently have multiple LLCs and have a bank willing to give great terms on a mortgage over $750,000 - However, I don't have $750K in any one LLC and obviously can't do multiple separate mortgages to multiple separate LLC's and still qualify for the terms.

Do most of you hire a cleaning company and a painter/handyman separately, or someone/business to do both?

MFR-Price: $675k.  2 separate buildings, one with 3+2, a second with 2+1, and a third studio.

The property is in Brighton and I believe a separate dining room is not a "must have" for many young professionals in that area.The existing living room would then become the new bedroom and it would have the SF and windows to meet the requirement.

I've called two separate electricians out to review today, I feel they may positioning to try to get out of lease (or at least one of them is- the other two weren't copied).

With opportunity value on cash at a minimum 10% your equity (30K) earns $250/month of the rental income separate from the income the property itself earns. 

Property is in Tempe AZSecondly, I have a separate studio unit at a duplex property that is currently permitted as a storage unit only but fully finished as living space.

I like that it is separate from my other accounts so I only see it quarterly when updating net worth.
