I havent heard of them, but if that is their lead price, it needs to be a pretty darn good lead - i.e. well qualified, like maybe someone who responded to a 'we buy houses' marketing campaign for your area. 

My problem is that I am limited to little capital to do any effective marketing (ex. buy leads lists, bandit signs or pay for large Direct Mail campaigns).

I know from my experience in retail RE some people prefer to be contacted in a less invasive way (text/email) and an email based marketing campaign was an invaluable tool, so  I was curious if anyone has attempted cold calling via email as a precursor to calling (warm them up a bit). 

So far its been going really well for me and I have been getting at least 8% response rate on my direct mailing campaign in the Richmond Area. 

To do this I am planning to start  a direct marketing campaign with a minimum of 200 contacts and to use yellow letters as my first contact and postcards for my second contact.  

Create a marketing campaign to target those properties.

Do I go with a big brokerage or try to work on my own since I have extensive marketing experience for mail campaigns, Ppc, TV commercials, and Dialer capabilities. 

You made a great point about 1 sale being able to pay for a marketing campaign and sometimes a year's worth of that campaign.
