We used a buyers agent and it was located thru the local MLS.

Why would a buyer agree to this?

The only difference is, you would also provide POC for tenant (might just be for AL but tenants had certain agents they were under) the notice as well, so they know what's happening as well.  

Most lenders allow the buyers to do their own rehab work, but some don't depending on the buyers experience level. 

I am mostly interested in buy-and-hold deals of SFH up to $150K.I would be happy to get to know agents working in the area and start building a local team.
