Other buyers kick out tenants in order to screen and bring in their own.Shorter answer: since it isn't a commercial property, your sale price will not be highly affected by whether it is tenanted or vacant.

I've been trying to do my homework and protect myself as far as screening borrowers, analyzing and asking questions about deals, and making sure I'm on the title and hazard insurance, funds are held in escrow etc.

Also their is a large tree next to the curb that is lifting up a portion of the sidewalk and her insurance said she needs to fix it in a years time or else they won't insure her so she is asking for that as well as the broken lining in the fireplace be credited.
