We are getting an Apple HQ over the next few years so you'll see continued job and wage growth.I also work with a handful of out-state-investors in both the Raleigh/Durham and Greensboro markets on purchasing rental properties with great success to take advantage of the aforementioned appreciation, great ROI on rental rates, and continued rent growth with the limited housing inventory and incredible demand.You can't go wrong buying in this market especially with the amount of capital you have and what I can only assume to be a strong DTI based on your original post.

You should have a strong lease set up for them to sign & also establish your renting criteria.

It's possible to have a legal basement unit, but usually basement units are not legal units so I'd strongly urge you to ask the building department (NOT tax assessor) the number of legal units on that property, if possible get a zoning certificate confirming that number, etc.

As far as I know, the market is strong in California and you should have no problem finding a renter at market rate for a one-year lease.Secondly, most renters that ask for a lease longer than one year tend to break it early.
