I agree with Scott, make the initial efforts to inform all parties and then step aside. 

Like most contracts, neither party can unilaterally change the terms of the contract. 

As long as both parties agree to what is in the partnership agreement then all is fine. 

Sellers don’t need another third party with added fees.
