The main pro is cash flow  - C-class as a whole tends to offer better cash flow than a higher class property in the same town (purchase price VS rent tends to be at a better ratio in C-class).

@Frank V.I would put down 100k on a value add MF, add-value, refinance it, hold for cash flow and market rent increases, then take the capital and do it over and over!

Not much concerned about cashflow, just equity and payoff so the home flows almost all profit in another 12+ years.A buddy of mine has an 1200 sqft 3/2 in a decent area with good elem and middle schools and just ok high school.He bought about 10 years ago at 125K.
