Hi,I got  a property under contract in east side of JAX (I assume to be good area) and need help since I am OOS and this is my first offer in JAX.Any experienced property manager on the site?

I know the market is super hot there, so I would love to know what is working for you.We've thought about buying a duplex or small multi and living in one side for 2 years.

I work as a land use consultant...and have been on both sides of this for condemnation due to a new development as well the new development receiving condemnation for improvements.

Look at it from the other side, if you held the first note and there was not a second note on the property - and a borrower QCD the property overTo someone else - the lender does not have a right to collect all its past due payments ?

My general idea is to leverage as much as possible while always watching the down side. 

I would have much preferred to go through a listing agent, this wasn't a way to try and grab both sides of the deal or anything. what would you have done if you want to offer and cannot reach the listing agent in any way and then the listing is withdrawn unconditional?

I figured it would just be a blind shot for me to pick and thought of you since I live in La Habra, CA just about 5 minutes from your office in Fullerton.

We're looking at expanding from our current knowledge in the real estate industry (we both used to be agents in another state) and learn the ins and outs of flipping, wholesaling, and eventually renting. mostly looking to learn from the immense amount of knowledge within the community and hopefully share some of what we learned from the agents side as well. also hoping to meet up and network with others in the industry as well and get recommendations on good trade workers that work around the area as we haven't networked nearly at all since moving here.Looking forward to hearing and learning from you all.
