I self manage also our cabins. you can set up automatic responses foR Many questions and really aren’t needed much unless there is an issue. 

You are not a creditor so there's no automatic stay in place for you.

Personally – I don't automatically increase rent annually if the same tenant is in the property, and if they are good tenants in all the important ways - caring for the property and paying their rent on time etc.

So, automatically there isn't a conflict of interest.When I started, my agent didn't (and actually still doesn't) have an investor mindset. 

However,  working on one now where the instructions of submitting an offer specify that all offers must be at asking price or more and if you submit an offer at less than asking price it will be automatically be countered at asking price.
