I wouldn't even touch the city unless I found friends I can trust there, and since they're on board with helping me out, I figured it's time to explore.So, what tips do you guys have to share with getting into Memphis? 

Anyways, I’m looking for someone to tell me if my strategy is flawed, sound or could be done better.....I am 30 years old, family of 5, six figure income living in a very affluent Southern California city where six figures doesn’t go far.

Typically if they really really want your project they will figure out a way to solve this issue (think Amazon).

I have been to approximately 8 banks in our area and with the exception of two national/regional chain banks, the others are actually locally owned banks.  

I'm definitely still trying to figure out a solid strategy given the market, but it's tough. 

@Patrick Desjardins  its why we pretty much control all process of our note business.. we don't waste a bunch of time on scouting or trying to figure out values and condition of property..

If the pipe is not visible/accessible you're talking about a lot of work/cost to get to it and even figure out what you would do........

Once I figure out the extent of the damages what is my next step?

I've been going through all of the episodes to figure out the best way to approach investing. 

Figure out what you want - would you like to be released from the lease and move to a place with a knowledgeable and ethical landlord, or do you want to stay there and be firm with enforcing tenant-landlord law with him?
