We find the location and amenities most satisfactory (or some compliment).We would be willing to purchase your property under one of the following 3 scenarios:1)  All cash - ($lowest price) with no financing contingencies, but the right to inspect the property and subject to partners approval, closing by (date).2)  10%or whatever down-  with no contingencies, the balance carried with a note from you payable monthly at ($whatever) electronically every month.

We almost didn't get approved for House 1 with BoA..., we got permits and sellers credit to change the denial into an approval. 

The first property we have not heard back yet, but I knew they were working with the bank on a approved short sale price and they were not accepting offers at this time.  

Who is in charge of the funds and approves disbursements?

My credit is great and mortgage approval should not be an issue (currently have one mortgage on my personal residence).

Fundamentals of real estate are those aspects taught in state approved schools for those seeking a license, that type of education is non-existent here but there are comments in forums to that you may pick up,  if you recognize them.

I got 2 month's rent as deposit.Rent Collection: I use erentpayment to get direct deposit.Lawn Care: Renters is responsible.Maintenance issues: I prefer not to have them :)  I have had good success with arranging for a local company to do up to $200 in repairs/fixes without getting pre-approval from me.

They said they will get back to us with an approval or denial by the end of the week.

A company, making those decisions without the approval of the lenders...makes me cautious.

I am pre-approved and I looked at my first property(Duplex's) last Saturday.
