I was a little optimistic in the earlier stages of my researcher and assumed that all triple deckers would net me a positive cash flow with a decent cash on cash ROI.

Although I wouldn’t put it past some folks to study the video to get feedback on the staging, etc., or to gauge people’s interest in the property.

I also have had new investors that don't know too much about any aspect of real estate investing, but have been able to get more deals done because they don't get analysis paralysis.

I'd rather not take that risk with OPM at this stage. 

This also includes the initial inspection, final inspection and dust sample analysis.

I'm not a fan of the fact that they don't have considerable real estate experience (personally I require sponsors at the stage of the cycle to have at least a full real estate cycle experience with little or no money lost).

I also wish more people understood that if you know what you're doing you can thrive in any stage of the market, even a crash.
