Biggest mistake I see investors/buyers in Denver or Colorado Springs make is that they get bogged down in finding the "best deal" and end up not buying at all.

Hi, I have been on Biggerpockets and reading all the information i can get.We are getting ready to buy our first out of state investment property and looking in Austin.Looking for advise on which area is better, RR looks to be closer to the tech offices and some parts have great schools however Pflugerville is not too far either and schools are not abysmal like in proper Austin and the prices are lower.

Hi Jerome - MTR is certainly one of the areas of lending that is still new and lenders are still adapting - probably going to run into trouble with more traditional and conventional lenders - which generally take a long time (years) to adapt to new trends like thisI wrote about this late last year as one of the developments to watch for 2024 - particularly how DSCR Lenders are approaching, which is likely the best bet for this investment type currently (but note not all DSCR Lenders are the same - so will need to vet and pick one that is MTR friendly and generally forward-thinking)What’s Next For DSCR Loans?

Yes, on the original contract it states "My Company, or designated entity" and yes, I told my realtor it was being assigned, and also forwarded the assignment contract to title, all prior to the deal falling apart.Would that change things at all?

If you have all your vendors ready to go ahead of time and ways for them to get into the home if the tenant isn’t there you should be ok.
