I'd say if you were that concerned with one more kid or adult in a unit, liability and W/T, you need to rent you 3/2s to older ladies who live by themselves and in good physical condition.I doubt I could really measure the w/t on a livingroom carpet with one more 28 pound kid, that is silly!

For things like a refrigerator I would have that in the lease as something provided without warranty as there are factors (i.e. used in the garage with extreme heat or cold, max temp setting usage, etc.) outside your control that can cause problems.I also rely on good trades (have some in DFW) that won't take me to the cleaners on repairs.

if you are working with an investor friendly title company, they can cut the checks to all parties involved so that your wholesaler/partner for the deal will not have to rely on you to cut the check for him and leaves a paper trail.
