Forgot to account for closing costs.

Trulia, Zillow, Realtor.com, etc. all have algorithms computing *different* values that can't possible take into account interior fit and finish. 

They love the idea of a paintball field in the location and said that some sort of owner financing taking into account a percentage of business profits seemed logical.

Typically I add it to the tenant's account, and it is due immediately. 

But I live 20mins from the house and there is no way the mail can take that long.I used a realtor to find this tenant and she tried to pay cash at first, doesn't seem to have a bank account because she gave me a money order and I found out after she was basically already in that she had a prior eviction. 

Tenants pay me on the first and the money is in my account the next day, no 3-5 day wait like other services.

There are also fees for if you win called buyers premium... just account for those when you  make the bid and don't get blind sided.On a side note, I purchased one last year that was on an auction site...
