I would like to stick with a B or B- is possible.I did look at the various turnkey offerings- the impression I got was they are majorly C/D areas with mostly 1-1.25% rent/price ratio; or otherwise overpriced- i am sure they need to make money too, no judgement there.

go to the house if it's a possible deal. things change in person, and you'll get a good idea of the house. if abs owner can't meet you because they're out of state, still cruise over to the house. it might be terrible, and you don't wanna get a house that might be a pile of sticks.on equity, that should be talked about earlier on. do you own the house free and clear or how much is owned. title company will show the truth if seller is lying.

But really, I'd concentrate on the name without any cartoon stuff or very simple logo like a B and an E, if any at all.
