I would also have them give you a layperson's opinion on the foundation.....scope that sewer line if that was part of the foundation or plumbing repairs.

You can check fb groups, your local REIA, etc to get these contacts.Getting them on retainer is challenging unless you're evolved to a certain scope and scale where you can provide a large volume of work to them.

Really depends on the condition of the property you have to determine the scope of work needed to sell for the most money.

Maybe even see if your agent will accept a lower fee since you found this property, and he will just be helping you scope it and determine value.

But also the gems are hard to find as everyone is scoping the area.

Adjust the scope of work, change finishes, manage tradespeople yourself versus using a GC, do some work yourself, etc.

All you need to do is make sure you have a very detailed scope of work including your finishes and selections.

A scope of work should be provided in addition to you having your 3rd party inspection & appraisal that the bank requires during due diligence.
