I know that SFR's are  expensive, I am interested in rental properties with descent returns , is this possible in this area?

Assuming the property is indeed owned jointly between the aunt and nephew, then 1/2 of the sale would be reported on their respective tax returns, and subject to their respective capital gains tax rates.FYI - a POA becomes null once a person is deceased.
