The reader skims the letter- looking at pictures/ quotes/ (4rd thing reader looks at in letter)       Put a picture- illustartion- the human form pulls more than anything else.                        

This type of economic data is always lagging and there's always some random stat/chart/graph from FRED that will paint a scary picture.

Can you send a couple other pictures for perspective from a bit of a distancing.I would call a couple foundation guys out for an opinion, to me it looks like the footer is sinking and needs some piers, we do these frequently, and owner gets a lifetime transferable warranty.

Judging from the pictures, the interior units appear to be in good shape.At the purchase price of $1,350,000, I am getting a cap rate of 7.52%, Cash-on-Cash 7%, Average Annual Return of 6.9% and an Annual Cash Flow of $30.473.Not sure if these are the best returns.

@Steven Leigh Thank you so much for the advice, it makes clear sense now and i have more of a definitive picture.

Before you go to the probate court call them first and ask if you are allowed to take pictures of the documents.

(In this case, most likely not)  if there was, look at the motion for summary administration (or the initial filing it should name the heirs and personal representative.Another option is to go to the department of vital statistics, and get a copy of the birth and or death certificate.
