Good day all, I'm stuck in analysis paralysis due to Miami Dade's property prices.I'm very motivated to get out of renting and into owning my first property but the prices for Duplexs and Apartments just continue to climb, killing their already slim cash flow metrics.Any multi family property is $350,000 and well above.

We did miss some minor things during the rehab, like one room had no heat source, and we let the contractor make design choices a couple of times, which we ended up re-doing in or two instances.

People were worried about investing in 2005 because the prices were too high, people were worried about investing in 2008 bc the market was crashing, people were worried about investing in 2014 because the market was heating up too much, people are worried about investing now bc of rent moratoriums and covid restrictions, people will worry about investing in 2022 for some other reason, just don't know what that is yet.

Below is information on current rental costs of 2 BR 1.5 bath rentals in East Bumm - in less desirable locations, with no garage:Junipers,: $2020-2090 (heat included)Evergreen, also off Route 123: $1705 (heat included)Lobster Landing: $1825 (no utilities)The Zillow rental estimate for 123 Main St is $2400, with a range of $1704-2688.I am not certain whether, or when I will return to living in 123 Main St.
