Eg, we wholetailed a property where showings were very difficult (which made it hard to assign), but once we closed, we did some landscaping and were able to put up a lockbox, put on the MLS, etc.Flipping: Buying a property, renovating it and then putting it on the market and selling it.

The inside of the house is in great condition, but the landscaping and deck/front porch need a bit of work to make it rent-ready (grandfather clause can likely apply for the deck/front porch wood railing that is not up-to-date for codes).

I prefer these units anyways as they usually have a much higher rent/price ratio and no landscaping needs.You also can qualify for a $17,500 grant to cover the down payment and closing costs with no mortgage insurance which should help you with your cash flow.

Storm ponds, storm sewer, property water flow, fire hydrants, utility access, sidewalks, soil compaction, driveway access, landscaping, facade requirements, fire suppression, fire walls or building separation distance, fencing, setbacks, required parking, outside lighting, epa, Corp engineers, grading/elevation, etc.
