Most are negative cash flow from the start, and with this being a L/O chances of getting a lower price are less.What has you excited about this deal? 

What's worse is that the management company regularly sends a P&L statement where they are in the red.

Lots of things: minimum 2 years rent roll and P&L statements. 

I’m not exactly sure the ramifications of buying with the business and purchasing the houses as a sole proprietor.I understand that the interest rates are different when asking for a business loan l, which is why I bought the property in my name to begin with.
