Commercial property - price history and value

Hello Everyone,

I recently have started learning on REI. I have come across a commercial listing in my area, it is 2000sft shop built in 1960, priced at 200K with cap rate 10%.

I don't know what is the property's real value or worth. Like for residential properties, Zillow provides price history that helps to know price is reasonable or too high. How would I get better info on commercial ones to have my own analysis to decide to go ahead or not.

Could someone provide some direction?
